Why spend money on sealcoating and maintenance?

Sealcoating, crack repair, and patching will extend the life of your asphalt. The effects of gasoline, oil, salt, air, water and sun will deteriorate your asphalt over time. Having a regular program of sealcoating and asphalt maintenance measures every 2-3 years will extend the life of pavement up to 400% and will keep your property having an attractive “like new” look.

What is sealer and how is it applied?

Asphalt coal tar sealer is a mixture of emulsified coal tar, water, mineral fillers, clay, sand and various other mixtures. Sealcoats are applied directly to the surface on asphalt pavement, and can be applied by rubber squeegee, broom, or mechanical spray. Sealcoating serves to seal the top of the asphalt, preventing water from penetrating the surface, and protecting the top payer of asphalt from oxidation and wear caused by exposure to the sun and air. In addition, sealcoating beautifies the pavement and provides a smooth, black, even surface ideal for painting lines and sweeping.

Why do some sealcoating jobs fail to hold up?

Problems may be caused by the sealcoating not bonding due to the presence of surface contaminants like oil spots, dirt, grease, etc. The work area should be thoroughly cleaned, primed where necessary, prior to sealcoating. Some contractors water down mixtures, or leave out elements, which results in an extremely inferior job. This inferior work looks fine when the contractor leaves but the sealcoating will have a dramatically shorter life.

Does Brite Line prep the site or do I have to do it?

Brite Line will clean your asphalt and prime damaged areas if needed. We can seal cracks and patch potholes as well.

Can Brite Line minimize disruptions to my business?

Yes. Brite Line can work partial areas to keep other areas available to customers. If necessary our crews can work in your businesses off hours.

How long will my parking lot be blocked off?

Newly sealcoated areas must remain blocked off for curing approximately 12 hours depending on the weather conditions. Factors that affect sealer dry/cure time include temperature, humidity, and direct sun exposure. Doing the work in stages will allow you to have partial use of your parking lot to keep your business going.

Is there a warranty on sealcoating?

Yes, with Brite Line. We warranty our work for one year and the sealcoating products are backed up by manufacturer’s warranties.
